Extra Care Program for a former cinema in Wellington

A proposal has been put forward to build an Extra Care program on a former cinema.

Morro Partnerships Limited has focused on Dunelm’s former home and hobby shop and the Clifton Cinema, at the corner of Bridge Road and Grooms Alley in Wellington.

In a plan presented to Telford City Council

It will consist of 64 one- and two-bedroom apartments, intended to accommodate seniors. The proposed development, according to the plans, has evolved as a result of concerns raised by the council about the need for an additional care center in Wellington.

“The council did not have the scale and design proposed for the proposed development,” it reads.

“Pre-application reaction considered that the design was not of the highest quality or unique in relation to the local environment. It was thought that the four-storey scale of progression would be significant and would represent an excessive progression of the site, given that there are no other four-story progressions nearby.

“Following pre-application advice, the proposed progression has evolved to address feedback relating to the need for an additional care centre; conception; heritage considerations and parking.

The majority of the complex will consist of one-bedroom apartments (58), with a new internal street proposed to provide 25 parking spaces and 3 spaces for other people with disabilities. A private landscaped courtyard will be to the rear, while there will be a residents’ lounge, activities area, bistro and dining room, stroller shop, manager’s office, hairdressing salon, kitchen, utility room and bedroom.

“Claremont Planning carried out a review of the council’s evidence base and policy guidance for the plans, which demonstrated that there is a need to offer more care delivery features to meet a broader spectrum of care needs in Wellington and throughout the municipality,” he added.

“Proposals to offer a 64-room additional care facility with a 100% affordable social rent are considered to meet a known need for specialized housing in a sustainable location within the municipality.   »
