Smith said COVID-19 is the main explanation for why other people were fleeing major U.S. cities. With higher population densities, many are most likely fleeing major cities because they are considered a hotbed to contract the virus. He added that many employees now gain advantages from running from home, allowing them to paint outside of primary cities.
Going back to history, the population of many major American cities declined in the mid-20th century, adding an immediate exodus in the 1970s, Smith said. The population of New York also declined between 1950 and 1980. Cities recovered in the 1990s, around the same time as violent crime collapsed in the United States, he added.
Homicides have increased this year, which he said could “deter others from living in the city again.”
The uptick in giant cities depends on the economy of those regions and why others live in densely populated cities, which he attributes to “production, intake, and public goods.” Smith said coronavirus and recent trends can prevent big cities from returning.

In terms of consumption, cities have been a simple assembly position and an activity-seeking position. He said similar programs and technologies that facilitate connection with others from afar have also had an effect on the actual price of big cities.
The maximum effect on big cities, he said, is NIMBY, an acronym for the word “not in my garden.” One credit for other people living in big cities is that it is less expensive to supply certain public goods such as transportation, utilities and roads, he said. Over the past decade, the benefits of these facilities have been limited by the harshness of homeowners, which has diminished their appeal.

“It’s still too early to say whether the rise of telecomm, social media, violence, and NIMBYyism will be enough to push Americans back into the mass suburbs,” Smith said. “Given the uncertainty, peoples act to consolidate their weaknesses before facing the evaporation of their tax bases.”
